The Process, How does it work?

Your investment process might look like this:

Step 1. An initial meeting where we will learn more about you, your goals aspirations and we will agree on the the type of properties that you may be interested in and your price range. If required we will also refer you to any required professionals such as mortgage brokers, financial planners and accountants.

Step 2. At that meeting we can provide you with any further information about our background,  values and the qualifications of our key people and explain to you in detail how the process works.

Step 3. We will then discuss some recommended properties that match what you are looking for. If no available properties match what you are looking for we will recommend you wait until a suitable propertiy is available and we will continue researching for you until a suitable property is found.

We will provide you with all the information required for you to make an informed decision on the purchase of this property. This will include a cashflow analysis on any recommended properties.

Step 4. Once you have selected a property you submit an expression of interest with a  $1,000 holding deposit. (This takes the property off the market while you finish your due diligence and have the contract checked by your Solicitor)

Step 5. Contract of sale is executed - signed by you in the presence of your Solicitor

Step 6. Contracts of Sale are exchanged with the Vendor

Step 7. Exchange of cash deposit, bank guarantee or deposit bond (we can advise on your options)

Step 8. Unconditional Contract of Sale

Step 9. Settlement takes place and we assist you in finding a tenant.

Aussies Hit By Financial Scams

Consumer Affairs Victoria estimates that Australians lose $57 million each year in investment and financial scams.

The CA office receives around 300 complaints about such scams annually.

It estimates that every year an estimated 5600 Victorians fall victim to financial advice scams.

The Successful Investor director Michael Sloan is unsurprised by the figures. He says unscrupulous real estate agents, property investor advisors and financial consultants are guilty of a number of strategies that at best are shady, at worst are borderline illegal.

The Successful Investor has opened a new office in Western Australia.
